Buying Guides
Marbella centre or Puerto Banús: town or marina?
Compare central Marbella and Puerto Banús according to how you want to spend your days.
Marbella centre: old town and seafront
In central Marbella, you can look for homes near the old town or the seaside promenade. It may appeal if you want to combine shops, cafés, restaurants and walks by the sea. A home in the old town, on a main road or beside the beach can feel very different. Check the precise street, delivery access, parking and whether the building has a lift.
Puerto Banús: a marina setting
Puerto Banús offers a marina, shopping and beaches. Buyers who enjoy spending time around the waterfront may value this setting. A marina-front address and a nearby residential street are different propositions. Visit during the evening as well as daytime, and check how restaurant activity, traffic and seasonal visitors affect the exact building.
Compare the apartment and its surroundings
Compare apartments in a similar price range, with comparable size and condition. Look beyond photographs: check terrace privacy, sun exposure, bedroom noise, storage and access from parking to the front door. A sea view does not guarantee a quiet setting, and a central address does not automatically mean everything is walkable. Test your own routes.
Which daily life would you choose?
Prioritise Marbella centre if access to its town life and promenade is important to your plans. Prioritise Puerto Banús if its marina setting and surrounding amenities are the main attraction. For either, walk from the shortlisted home to a supermarket, the beach and your preferred evening destination. Tell us how you expect to use the property so we can compare suitable addresses.
