Nueva Andalucía: established neighbourhoods
Nueva Andalucía includes residential neighbourhoods and Golf Valley near Puerto Banús. It may appeal if golf and access to activities around Marbella are important to you. Homes vary from apartments to villas, and convenience varies by street. Check the walking route to shops, slopes and road crossings, rather than assuming every residential address has the same connections.
Benahavís: village and wider municipality
Benahavís is both a village and a wider municipality with residential communities. A village home and a hillside development can offer very different daily lives. Confirm which location an advert refers to. Elevated settings may offer views, but check the property’s outlook, orientation and road access in person. Do not judge the journey from the village alone.
Privacy, views and practical access
Compare terrace privacy, neighbouring buildings, traffic noise and the journey to the coast. A golf-facing home is not automatically private, and a hillside home is not automatically quiet. Drive the actual access roads and check gradients, parking and entrances. Ask about community maintenance, shared facilities and planned works before comparing ongoing costs.
Match the setting to your plans
If regular visits to Puerto Banús or other Marbella locations shape your week, test those routes from Nueva Andalucía and each shortlisted Benahavís address. If the village setting is the attraction, assess village homes separately from the wider municipality. Choose the home that balances your preferred surroundings with the journeys you will really make.
