San Pedro or Estepona: choosing a year-round home
Compare town centres, coastal neighbourhoods and the journeys that shape a longer stay.
San Pedro: choose between town and coast
San Pedro de Alcántara is part of Marbella, with a town centre, boulevard and seaside promenade. Start by deciding whether you want to be closer to everyday shops or the coast. A central apartment and a coastal development can offer different routines. Walk between the home and the services you expect to use, checking the road crossings and evening surroundings.
Estepona: centre or wider municipality?
Estepona has an old town and seafront promenade, but properties marketed as Estepona also span a wider coastal area. A home near the town centre and a development farther along the coast should be compared separately. Confirm the exact address and test access to the places that matter to you. Do not assume that an Estepona label means a walk into the old town.
Year-round living: test the practical details
List your regular journeys: work, school, healthcare, shopping and visits to friends. Test these from each property at realistic times. Confirm current school places and services directly. Compare parking, lift access, storage, community maintenance and the home’s orientation. A pleasant viewing in summer does not show you winter sun or the same street during a busy period.
Keep the comparison fair
Compare homes of similar size and condition, including their recurring costs and any planned community works. San Pedro may suit plans centred on the Marbella area; Estepona may suit buyers whose routine centres on Estepona itself. Neither location automatically offers better value or a more convenient home. Let the exact property and your daily needs decide the shortlist.
