Buying a home in Marbella: a guide for Swedish buyers

Swedish-speaking property guidance, practical preparation and a clear viewing plan with Nina and Louis on the Costa del Sol.

Discuss your plans in Swedish

NYLIA offers Swedish-speaking guidance for buyers in Marbella and the Costa del Sol. You work directly with Nina and Louis to compare areas and suitable homes. We help organise your search and negotiations; your independent Spanish property lawyer reviews the legal position and contracts.

Plan the budget in euros

If your funds or income are in Swedish kronor, consider exchange-rate movements as well as the asking price. Ask your bank or currency provider about transfer timing and charges, without assuming today’s conversion will apply at completion. Obtain a written purchase-cost estimate and compare ongoing community fees, insurance, utilities and local charges.

Check the home for longer stays

For winter or year-round use, investigate heating, ventilation, sunlight, internet, storage and access. Ask about the community’s maintenance plans and approved works. Compare the route to the places you will actually use. A golf-side apartment and a town-centre home can offer very different routines even at a similar price.

Prepare paperwork before committing

Discuss NIE, financing and required income documentation early. Check current Spanish consular instructions for Sweden. Ask independent advisers to assess your personal tax and residence position in both countries; buying a home and moving your tax residence are separate questions. Have your lawyer review any reservation or proposed power of attorney before signing.

Arrange a focused viewing visit

Share your budget, intended use and travel dates. We check availability and coordinate appointments once access is agreed. Ask about remote viewing options for individual properties before travelling, then allow time on your visit to compare neighbourhoods as well as homes.
