Nueva Andalucía or San Pedro: year-round living
Compare daily routines, access to the coast and the setting around your home before choosing between these two Marbella areas.
Compare the routines, then the exact homes

Start with your daily routine
Neither area is the right choice for every buyer. Start with three places you expect to use most: a supermarket, the beach and a school, workplace or sports club. Compare the journey from each shortlisted property, rather than from the centre of the area. A holiday apartment and a year-round home can require different compromises.
San Pedro: town life and the beach
San Pedro de Alcántara combines a town centre, a boulevard and a seaside promenade. A central address may suit buyers who want shops and cafés close at hand; a home nearer the coast offers a different routine. These settings are not interchangeable. Walk the actual route between the property, everyday services and the beach, checking road crossings, shade and accessibility.
Nueva Andalucía: residential surroundings and golf
Nueva Andalucía includes established residential neighbourhoods and the Golf Valley. It may suit buyers looking for a home near golf courses, with a terrace or communal gardens and Puerto Banús nearby. Convenience varies from street to street. Check slopes, pavements and the journey to shops and the coast before assuming a property will suit a stay without a car.
Compare properties, not just area names
Compare homes with similar size, condition and outdoor space. Check sun orientation, traffic and evening noise, parking, lift access and community charges. Ask about building maintenance and planned works. Visit at different times of day. If schools matter, confirm places and the journey independently; proximity alone does not establish availability.
A practical way to decide
Shortlist one home in each area and test the same routine at both. San Pedro may be worth prioritising if town-centre services and the seaside promenade are central to your plans. Nueva Andalucía may be worth prioritising if residential surroundings and golf are more important. The exact address matters more than the label. Tell us your priorities and we can help you compare suitable homes.
Keep a two-home comparison sheet: record the door-to-door walk to your chosen supermarket and beach access, the steepest section of each route and what you hear on the terrace in the evening. For San Pedro, distinguish a town-centre address from a coastal one. For Nueva Andalucía, record the actual street rather than treating the whole Golf Valley as one setting. Leave unknown community costs blank until you receive written figures; do not score an unknown as zero.
